Usually projects start from survey. Architects or draftspersons can work better if there is an accurate land survey. If the project is about renovation or extension then the building survey helps too. 



Usually, your architect or draftperson should provide:
Site plan, Cut and Fill Plan,
Floor plans, 4 Elevations, Sections, Finishing Material Details, Shadow
Diagrams and few more documents.  




The Building Sustainability Index is a NSW Government planning requirement that affects anyone submitting a Building Application in NSW for a new house and alteration.
In some caces, your architect or building designer might be able to provide the BASIX certificate as well.

Pre lodgement meeting

Including but not limited to bushfire assessment (if relevant) demolition plan, waste management and etc.
Your architect or draftperson or building designer might be able to provide these documents, otherwise will ask the related experts to provide them.
This statement shows how your proposal is effective in surrounding environment. Your architect should be able to provide this statement for you.  
Before submitting you application officially, you might be able to have a meeting with the local council to seek their idea about your proposal. I
